Town of Breck and Summit County Unveil Huron Landing

SUMMIT COUNTY – The Town of Breckenridge and Summit County cut the ribbon on Huron Landing, a 26-unit workforce housing rental development on County Road 450. Tenants will begin moving in on July 15.


“Huron Landing is a collaborative effort between the Town of Breckenridge and Summit County to continue providing affordable housing for our workforce,” Breckenridge Mayor Eric Mamula said. “We are thankful to our voters, who passed the 5A tax initiative, which has enabled us to support our local businesses and local families and to preserve our community character by pursuing these housing projects.”


Huron Landing includes 15 two-bedroom–one-bathroom units and 11 two-bedroom–two-bathroom units. The site is conveniently located close to downtown Breckenridge, with easy access to public transit, trails, the Breckenridge Recreation Center and the Summit County Recpath System.


Apartments are pet friendly and smoke free, and each comes with one parking space. A limited number of additional parking spaces are available for a monthly fee of $40. Each apartment includes a full-size washer and dryer and an exterior storage locker.


Rental rates at Huron Landing are $1,550 per month for the one-bathroom units and $1,700 for the two-bathroom units. These rates are set to be affordable to workers earning 66-80 percent of area median income (AMI) and 82-89 percent of AMI, respectively, depending on the number of persons per household. Each apartment has a minimum occupancy of two tenants and a maximum occupancy of four tenants. The maximum total gross income for each apartment’s tenants is $105,440 for two people, $118,560 for three people and $131,680 for four people. Utilities are included in the rental rates.


“Like all our workforce housing efforts, this fantastic project was driven by the belief that the people who work here deserve to be able to live here,” County Commissioner Thomas Davidson said. “We extend our deep gratitude to our partners at the Town of Breckenridge, without whom Huron Landing would not have been possible.”


Huron Landing is a 50-50 partnership between the Town of Breckenridge and Summit County. Each organization contributed funding, staff time and in-kind resources to the project. Summit County has owned the 1.7-acre property on CR 450 since the 1960s and has used it as a Road & Bridge shop, ambulance substation, evidence storage for the Sheriff’s Office and a community drop-off center for recycling. The community identified it as a potential workforce housing site during the 2010 update of the Upper Blue Master Plan.


Since that time, Summit County has co-located its Upper Blue Road & Bridge operations with those of the Town of Breckenridge on Airport Road and moved some of its ambulance operations to Red, White & Blue Fire District facilities. The Breckenridge Recycling Drop-Off Center moved to a Town-owned parcel on Coyne Valley Road in January 2016.


GE Johnson served as the general contractor for the project. The design team included local firms Matthew Stais Architects, Norris Design and Civil Insight, which provided architecture, landscape design and engineering services. Corum Real Estate Group will provide day-to-day property management services at Huron Landing.


Huron Landing tenants were selected from a pool of eligible applicants through a lottery process in late May, with priority given to those who work in the Upper Blue River Basin, from Farmer’s Korner to Hoosier Pass. Four units are reserved for employees of the Town of Breckenridge and Summit County government.
